The coronavirus pandemic has spurred the industrial real estate market. The accelerated growth of e-commerce has driven a surge in demand for a new type of warehousing property, fulfilment centers.
Zakhar Valkov, COO of Radius Group, indicates that fulfilment centers are becoming multifunctional facilities. The warehouse order picking takes places there, hence, involving many employees to work on the premises. Such facilities require an improved ventilation system and brighter lighting to fulfil online orders formed with small pieces of goods. Fulfilment centers also contain the necessary infrastructure capacity - office spaces, administrative and utility rooms, staff leisure rooms, showers, and bathrooms.
