Demand for warehouses in the capital and its suburbs is increasing at a rate exceeding the supply growth: last year it reached a record - the total volume of lease and purchase transactions was about 2.2 million sqm, and 837,000 sqm of high-quality warehouse real estate space was delivered.
In 2021, according to the experts and market players, demand will be exceeded further, as e-commerce and traditional retail continue to build infrastructure. According to the forecasts, the transaction volume poised to reach 2.25 million square meters by the end of the year and if at the end of the first half of the year the vacancy rate was 1.6%, at the end of the second half it should fall to 0.7%. According to Zakhar Valkov, Executive Director of Radius Group, Moscow will remain the country's main warehouse market both in five and ten years.
